Zeker Wonen Fonds IIIOpen for subscription
Receive a 6 to 7% return per year, with monthly interest payments and a first-ranking mortgage as security.

Zeker Wonen Fonds III invests in carefully selected Dutch property with direct rental income and realistic value potential. We buy properties below market value, split and renovate them with our own team, aiming for energy label A or B, and then let them. From purchase to day-to-day management: everything in our own hands.
Your return depends on your participation amount. You receive 6% per year from €5,000, 6.5% from €25,000 and 7% from €100,000. The interest is fixed for the full five-year term and is paid out monthly. At the end of the term, your participation amount is repaid in accordance with the bond terms.
Participation is possible from €5,000. The security is a first-ranking mortgage, established in favour of the independent Stichting Obligatiehouders Wonen Fondsen.

Request the brochureThe return within Fonds III rests on three pillars.
The properties the fund buys generate monthly rental income. This rental stream forms the basis for the interest payments to investors.
By renovating properties, making them more sustainable and splitting them where possible, lettability and often value increase. Think of maintenance, modernisation, better energy labels and extra homes within the same building.
Property in a let condition can often be bought at a sharper price. This immediately creates room between the purchase price and the market value, which contributes to the stability of the fund.
A higher return says little without the security beneath it. With Fonds III, the most important of these is the first-ranking mortgage, which is established on every property in favour of the Stichting Obligatiehouders Wonen Fondsen.
This means that the foundation, on behalf of all investors, is the first mortgagee on the underlying property. In a forced sale, investors are paid first from the proceeds through the foundation, with tangible collateral in the form of real estate.

The foundation operates fully independently of Zeker Wonen Fondsen B.V. and oversees compliance with your rights as a bondholder.
You pay no entry, exit or issuance costs on top of your participation amount, and you receive interest on the full amount. Of every euro invested, €0.92 goes directly into the property. The remaining €0.08 covers the costs of the fund.
At Zeker Wonen Fondsen, we keep property investment straightforward. No complicated processes, but a clear approach with personal contact and transparent communication.

Investing raises questions. Naturally, it is your money after all. That is why we have listed the most frequently asked questions, so you know exactly where you stand.
Ask a questionYes. The payment is based on the total fund structure, not on one individual property. Because we manage several properties per fund, the vacancy risk is spread across the entire portfolio.
The tax treatment of your return depends on your personal situation, for example whether you invest as a private individual or through a company. We advise you to consult a financial adviser or accountant. We will of course inform you about the fund structure, so you can have that conversation well prepared.
At the end of the term, your participation amount is repaid, including any accrued but not yet paid interest. The repayment takes place under the supervision of the Stichting Obligatiehouders Wonen Fondsen.
Yes. You can participate from €5,000. While the fund is open, you can increase in steps of €1,000, and from €100,000 in steps of €25,000. The interest you receive follows the tiers: 6% from €5,000, 6.5% from €25,000 and 7% from €100,000.
