How we finance and manage property
We believe in full openness about how your participation amount is used. On this page we explain how we finance property and how ownership is legally arranged.
- Separate B.V. per fund
- Purchase, renovation and management in-house
- Set out in the information memorandum

How do we finance the property?
The financing differs per fund. In some funds we cover the full purchase price and renovation costs with bond capital. In other funds we combine this with mortgage financing to increase the fund's capacity.
Because we keep purchase, renovation and management entirely in our own hands, we retain maximum control over the costs and quality of the property portfolio. Which financing structure applies is always clearly described in the fund documentation and the information memorandum.
What does the financing cover?
Every financing covers the following components.
Purchase price
The price at which we buy the property, after a careful selection procedure. We only buy when the price is equal to or below the independent valuation.
Transfer tax
The statutory tax due on the transfer of ownership of the property. These costs are fully included in the financing so that there are no hidden costs.
Renovation and sustainability
The costs of refurbishing the property and making it more sustainable, carried out by our own team. We aim for energy label A or B, which increases the lettability and value of the property.
Reserves
A buffer for unforeseen costs or unexpected developments during the term of the fund. This is how we support the continuity of the fund and the payment of your return.

Who owns the property?
Each fund is housed in a separate private limited company within Zeker Wonen Fondsen B.V. (for example Zeker Wonen Fonds III B.V.). This B.V. is responsible for the tenancy agreements, day-to-day management and the financing of the property within that fund.
Your investment runs through the fund that owns the property. At the end of the fund term, the property is sold or refinanced. The exact settlement and distribution to bondholders is determined per fund and is fully described in the bond terms and the information memorandum.

The Stichting Obligatiehouders Wonen Fondsen oversees compliance with this security.
